What the range is made of
Material and labor are not the whole replacement. Removal, debris, accessories, and permits remain visible because they are easy to omit when two quotes use different scopes.

Why living area and roof area are different.
Living area describes enclosed floor space. Roof area describes the sloped exterior surface that receives the new covering. A compact two-story home can have more living area than a sprawling one-story home while presenting less roof surface. Attached garages add roof area even when they are not included in the living-area number.
The existing quick-estimate workflow divides living area by stories, adds a documented garage allowance, applies pitch and complexity factors, adds an overhang allowance, and rounds the result to the nearest ten square feet. If you have a measured roof area, that is the stronger input and should replace the estimate.
Roofing is also sold in roofing squares: one square equals 100 square feet of roof area before the model's material waste factor. A quote that says “20 squares” and one that says “2,000 square feet” may describe the same surface, but both should state whether waste is included.
