The quick method estimates a footprint from living area and stories, derives an exterior perimeter and nominal wall height, deducts openings, then applies the selected project scope. A measured paintable exterior area replaces that geometry completely. Stories affect estimated area once; selected access and equipment remain separate cost owners.

Selected exterior areas, main siding surfaces, and the full paintable exterior use the same cost ownership. The model supports wood, fiber cement, stucco, previously painted brick, previously painted aluminum, and sound previously painted vinyl.
Main surfaces
Each surface selects its own coating compatibility, coverage, finish-coat labor, and ordinary preparation record. Stucco and painted brick use masonry-capable product records.
Preparation and primer
One surface record, one condition record, one washing level, and one primer plan apply. Dark-to-light or broadly bare and patched surfaces receive full primer by default; detailed choices replace automatic plans.
Trim and features
Trim, fascia, soffits, exterior doors, existing shutters, and garage doors use separate lengths, counts, coating quantity, labor, and result categories. Exact supported entries replace planning allowances.
Access and protection
Enhanced masking, difficult access labor, optional equipment, ordinary supplies, and cleanup are separately selected or calculated. They never multiply the full estimate.
Coverage, tiers, coats, and rounding
Budget, standard, and premium select only the main coating product. Surface-compatible coverage bands convert area and finish coats to whole-gallon planning quantities after one 10% product overage. Primer remains separate. Display totals equal the sum of rounded displayed components.
Painter labor geography
The unchanged May 2025 BLS OEWS Painter record (SOC 47-2141) supplies national and state relative factors. The factor changes documented labor shares only; coatings and nonlabor allowances remain national.
Confidence, duration, and cost per area
Confidence reflects measured versus estimated quantities and unknown conditions. Duration is a broad calendar-day workload range, not a schedule or weather promise. Cost per area divides the full modeled total by paintable exterior square feet, never living area.
Safety and exclusions
EPA guidance establishes why pre-1978 paint disturbance needs separate lead-safe review. Major siding, masonry, moisture, structural, hazardous-material, engineered access, roof, deck, fence, specialty-finish, and local-code work are excluded. Painted vinyl requires a compatible manufacturer-approved coating and color; light-to-darker changes are rejected.

Can the calculator plan painting vinyl siding a darker color?
No. It supports only sound previously painted vinyl and blocks the generic light-to-darker path. Confirm the exact substrate, coating, and color with the coating and siding manufacturers before work begins.
Does the Exterior Painting estimate include a permit?
No. Ordinary repainting receives no permit amount and the calculator does not infer local requirements. Confirm permits, approvals, and lead-safe obligations with the relevant local authority and qualified professionals.
